Anna Maria is the northern city on the island and the one that has worked hardest to hold onto its character. The city regulates scale, height and design closely, and it does so specifically to keep the low cottage feel that makes the place what it is. That is the first thing to understand before drawing anything here: what you are allowed to build is a narrower question than what you could build, and the approval comes before the permit.

The second thing is that a great many of these homes are seasonal residences or vacation rentals, which changes the schedule more than the scope. A rental has bookings on the calendar and a job that runs long costs the owner real money, so work here gets planned around the shoulder season and sequenced tightly. The third is exposure. This is a barrier island and the salt, the sun and the storm history are relentless on anything outside. Decks, screen enclosures, siding, soffit and exterior trim all get specified for that reality, in stainless and in materials that will still be there in ten years, and flood requirements apply here the same way they do down the rest of the island chain.
