Siesta Key is the best known of the Sarasota barrier islands and the property on it runs the full range, from modest older cottages on the interior streets to substantial gulf front homes and a great deal of condominium stock. It is a busy island with a lot of seasonal and rental use, and both of those shape how work gets done here more than the design of any individual job does.

Access and scheduling are genuinely part of the scope on this island. Parking is tight, deliveries have to be planned rather than assumed, condominium associations set the hours work may be carried out and often the months as well, and a rental property has a booking calendar that a job has to fit inside. We plan around all of it up front. The building side is the familiar barrier island picture: a flood zone that brings the substantial improvement threshold into play on older at grade homes, salt that takes apart any exterior hardware that is not stainless, and interiors where the real value is in kitchens, bathrooms and flooring done to a standard that suits the address.
